A facility for specialty pharmacy required specific operational and regulatory conditions. The Pointcore Construction team, acting as owner’s representative, provided program management that enabled successful completion of the project.
CHALLENGE
Pointcore, serving as Program Manager under a Construction Manager delivery model, was tasked with overseeing the buildout of a new specialty pharmacy at OSF HealthCare’s Integrated Distribution Center in Illinois. Specialty pharmacies provide high-cost, complex medications, often for patients with chronic or rare conditions, and require specialized handling, storage, and regulatory compliance. Due to the technical nature of the design, which involved specific equipment and infrastructure, the client’s third-party pharmacy operators had difficulty understanding the Design Team’s plans and how the space would be designed for their use. This misalignment led to delays in feedback and hindered project progress, putting the timeline and overall project at risk. Pointcore needed to facilitate clear communication and ensure the design met both operational and regulatory requirements, keeping the project on track and aligned with the Client’s goals.
SOLUTION
Recognizing the need for clearer understanding, Pointcore organized a visit to an existing specialty pharmacy facility in Wisconsin that closely mirrored the buildout of the Client’s new pharmacy. This visit provided an invaluable opportunity for the third-party operators to directly observe how the design was intended to function and gain a better understanding of the project’s objectives.
- Pointcore facilitated discussions with operators, design team, and stakeholders to identify areas for improvement.
- Key issues around workflow, equipment placement, storage, and regulatory compliance were raised and addressed.
- After the tour, Pointcore’s preconstruction team, including design coordination and value engineering experts, refined the project.
- Worked closely with the Design Team and Trade Partners to evaluate improvements and adjust design for better functionality, cost-effectiveness, and regulatory alignment.
- Collaborative approach enabled informed decisions on design adjustments to enhance operational efficiency and meet specialty pharmacy needs.
RESULTS
Pointcore completed the specialty pharmacy buildout project on time and under budget. By leveraging its experts in healthcare construction, Pointcore ensured that the project progressed smoothly, with the operators’ concerns fully addressed and incorporated into the updated design. This collaborative effort helped move the project forward, aligning all stakeholders around a common understanding and ensuring the buildout met both operational and regulatory requirements.
