Little Company of Mary Medical Center, a 298-bed hospital in Illinois, was facing a critical deadline for the opening of a new electrophysiology lab in March 2024. However, the initial plans included a mechanical unit with a 40-week lead time, which would delay the lab’s opening and disrupt hospital operations. Pointcore, acting as Program Manager in a Construction Manager delivery model, was tasked with overseeing the project and ensuring timely completion.

OSF HealthCare was establishing a new corporate headquarters location in downtown Peoria, IL. Part of the project involved renovating an existing 80-year-old parking deck that supported the building but also needed serious attention due to structural deficiencies. The client’s goal was to create a combined public and private parking area for the headquarters and attached commercial space.

Pointcore, serving as Program Manager under a Construction Manager delivery model, was tasked with overseeing the buildout of a new specialty pharmacy at OSF Healthcare’s Integrated Distribution Center in Illinois. Specialty pharmacies provide high-cost, complex medications, often for patients with chronic or rare conditions, and require specialized handling, storage, and regulatory compliance.

Pointcore was tapped for an expansion project at Saint Mary Medical Center, a critical healthcare facility. The project involved increasing the capacity of their Intensive Care Unit (ICU) from six to nine patient rooms, along with the addition of respiratory support spaces. The challenge, however, arose from a shifting demand in the hospital’s care priorities. While the ICU expansion was necessary to accommodate more critically ill patients, the need for respiratory support spaces was higher due to a surge in demand for respiratory care, particularly in response to an increase in respiratory-related illnesses.

Healthcare Construction Services FAQ
What is an owner’s representative in healthcare construction?
An owner’s representative is an independent professional hired by a health system to advocate for their interests throughout construction. They oversee architects, contractors and vendors to protect the organization’s budget, schedule and goals from preconstruction through closeout. Having no financial stake in the outcome, their sole focus is on aligning the project with the client’s mission and operational needs.
What is the difference between Owner’s Representation and program management in healthcare?
Owner’s Representation focuses on a single project, managing the team, budget and schedule to align with organizational priorities. Program Management operates at a broader strategic level, coordinating multiple initiatives across a portfolio to manage interdependencies and align capital investments with long-term goals. Pointcore offers both services to support healthcare organizations of all sizes at various stages of growth.
How does Pointcore protect hospital budgets during a construction project?
Pointcore protects budgets by serving as an independent advocate with no financial interest in design or construction outcomes. During preconstruction, we validate feasibility and establish realistic budgets. Throughout design and procurement, we identify cost risks and balance performance with constraints. During construction, we monitor progress and track change orders to prevent overruns, ensuring our guidance always serves the client’s budget, schedule and mission.
